Will be responsible of handling design coordination for the Residential projects within the specified timeline and budget.
Principal Accountabilities
Ability to work independently and lead/assist in coordinating Residential design projects.
- Work with BD, Marketing, Sustainability, Sales, Costing, planning, Projects, and Subject Matter Experts (SME) of Design team & to discuss and organize project from original conceptual design till completion.
- Preparation of Design brief/ RFP and necessary documents like ION for onboarding of design consultants.
- Prepare evaluation parameters for evaluating design concepts master plans received from external architects, based on the design brief.
- Complete detailed site analysis in terms of its boundaries, topography, impediments to Development.
- Develop & articulate project design concepts, master plans with input from senior management and other relevant departments.
- Conduct a detailed review of the concept design to ensure alignment with the design intent of the project, local development rules/ regulations, space optimization requirements, operator’s specifications etc.
- Work with Liaison architect to understand the local rules/regulations/norms pertaining to mixed used developments and the necessary approvals/ permissions/ sanctions required.
- Co-ordinate with all design consultants to ensure timely issuance of all design deliverables from concept design till handover of the project.
- Co-ordinate with all internal stake holders for design sign off & design package issuance during all stages of design development.
- Review the reports for tracking activities across several phases such as Concept design, Schematic design, Detailed design, GFC drawings, actual construction & handover etc.

Qualification and Experience
- Bachelor’s in architecture with 12-18 years of experience in real estate projects required - either through a property developer or through a consultancy servicing property developer.
- IGBC/relevant sustainability certification is a plus.
