Job Role:
**Leasing timelines & budgets**
- Set up leasing objectives and targets for all projects and monitor all objectives are achieved on a regularly basis.
**Tenant mix & rental schedule**
- Perform and ascertain market intelligence in order to gain information that would lead to maximizing the mix and quality of the tenant representation within the project.
- Create tenant profiles and accurate databases for each tenant category so as to facilitate information retrieval and ensure proper follow-up.
- Manage all leasing activities including attracting new tenants, vetting prospective clients, rental negotiations and the development of attractive leasing packages
- Continually monitor tenant mix to ensure commercially profitable to the Mall and device churn strategy for all operational Malls.
**Execution & closure of lease as per TAT / plan**
- Lease vacant space according to Leasing Plan / Rental Schedule in accordance with the relevant time frames set out therein and according to defined retailer mix and target customer.
- Conduct presentations and site visits for prospective tenants in order to promote Mall as a unique retail destination.
- Assist the Head Leasing in the Key Anchor transactions and closure of individual leasing transactions.This involves a complete and detailed knowledge of the leasing contract and associated technical exhibits (construction exhibit, tenant criteria, etc)
- Co-ordinate with other relevant departments for all leasing related work
- Work with the tenant coordination team in transitioning from executed contracts through to the handover of tenant spaces and commencement of fit out, through to trading.
**Collections**
- Collection of deposit amounts from Retailers and leasing income for Company from Developer.
**Management of broker network**
- To manage broker and franchise network
**Reports & MIS**
- Prepare weekly and monthly reports on the status and performance of leasing activities.
**Other**
- Manage the Retail Leasing team on leasing transactions, follow-up on transactions and support the team in concluding deals.
- Interact with team on a daily basis through formal catch-up sessions to maintain the momentum of the leasing process and have weekly Hangout with team on site
- Contribute to the team through inputs at various workshops related to importance of relationship building, tenant mix, tenant adjacency, LOI/MOU and agreement
- Follow-up with clients for documentation related to the projects
- Follow all company and departmental policies and procedures
**Salary**: Up to ₹1,000,000.00 per year
