The project Manager will lead end - end real-estate planning and execution For Global Capability Center (GCC) set-ups ensuring on-time cost effective quality delivery of office aligned with organizational goals.
Responsibilities
This role involves coordination with GCC service line verticals IPC partners design & build partners compliance team and IT and interact with all internal functional leads of respective delivery functions for RE and connect with clients account managers and client for project planning and execution.
Leads the Project management and governance of GCC projects for co-ordination delivery.

1. Working capital management
Drive Working capital by improving Vendor Payables. Negotiate with the Suppliers and Contractors for better payment terms without affecting the cost. Encourage suppliers to go for Cash discounting/VFS for immediate payment
Actual project margin against budget to surpass the set target margin increase of tendered budget by negotiating directly with OEM (Original Equipment Manufacturer), dealers, and local vendor from the list of approved vendors mentioned in the procurement Plan or client BOQ to get the best possible competitive rates lesser than the projected purchase rate
2. Procurement Strategy
Revenue On time procurement of material as per the procurement plan. To keep a track on the status of the order as per flow sheet and release order as per project team requirement/date mentioned in flow sheet
Keep a track/review weekly with Procurement/ Project team on the status of the order as per Flow sheet. Release orders as per project team-s requirement/date mentioned in flow sheet. Update flow sheet on a weekly basis. To keep track on need by date and update it if full kit is not there (with discussion with project team)
Prepare CAPA for the items with margin lesser than the budgeted margin so that the same knowledge base can be used as a future reference.
3. Supply Chain Management
To keep track of material handling and software for all parties involved in product or service creation, order fulfillment, and information trackingsuch as suppliers, manufacturers, wholesalers, transportation and logistics providers
To keep track on the updated budget sheet, need to update with every order with actual price and Engg. quantities. To keep a track on negative items and compile separately along with budget sheet.
4. Vendor & supplier management
Identify and empanel new vendor/ labour contractor study the project executed by him, identify his strengths and weaknesses. Prepare vendor database zone wise and update the same on regular basis.
Rate Contract/Rate Card process implementation with select suppliers (Items commonly used in Projects) and labour contractors.
Ensure 100% compliance with ISO requirements. To prepare and maintain documents as mentioned in standard ISO guidelines
