Job Description: The Real Estate Senior Manager will have oversight over real estate financial planning and analysis. Provide financial and occupancy planning, analysis, review, and tracking. Work with leadership directly to ensure plans are implemented across Unisys. Strategize, create, and hold responsibility for implementing programs and initiatives focusing on improving operating effectiveness.
Key Responsibilities:
- Financial Reporting:
- Prepare and review financial statements, including balance sheets, income statements, and cash flow statements, for the real estate portfolio.
- Cash Management:
- Create standardized views and continually monitor cash flows, including expenses, sublease income, property sales, and capital.
- Technology Reporting & Automation:
- Study and document current Oracle Fusion rollout and processes in North America.
- Lead rollouts to other regions as systems come online.
- Develop and maintain standard operating procedures and train direct reports on the system.
- Lead automation of annual and long-term operating plans, capital tracking, and monthly analysis reports.
- Create effective methods and automation to isolate and analyze individual properties in centralized regional cost centers.
- P&L Migration:
- Strategize, plan, and execute the migration of property financials from local/revenue-generating business units' P&L to Corporate Real Estate centralized P&L and associated regional cost centers.
- Define partners, project path, timelines, and risk mitigation strategies. Review current allocation methods and define reporting standards.
- Audit Support:
- Collaborate with auditors and provide documentation and support during financial audits of real estate funds.
- Compliance:
- Ensure compliance with regulatory and accounting standards, including GAAP, IFRS, and industry-specific guidelines.
- Site Analysis:
- Work with Corporate Real Estate partners, Corporate Finance, Accounting, Projects Team, and various partners on financial analysis standards for real estate initiatives.
- Work directly with leadership and partners across business units to prepare and review budgets, and financial models. Monitor, report, and analyze individual properties as needed.
- Advisory Support:
- Provide financial and occupancy data and analysis to support the broader Chief Admin Office.
- Adhoc requests as needed
Key Qualifications:
- 10 years+ experience with real estate finance/accounting
- Deep knowledge of accounting treatments and conversion
- Extensive knowledge of Skyline, PBC, Oracle Fusion, MSBI, Power BI and automation within systems
- Understands business and financial strategies and can operate successfully with little supervision.
- Managing direct reports with focus on development and increasing effectiveness
- Advanced Excel (Macros), Accounting & Finance background, Relationship Management, Vendor Management, Budget forecasting
Education
Master&aposs degree in finance, accounting, or related field & CPACPA
