- Investment Risk Monitoring services would include Sales Audit, Escrow Account monitoring for Real Estate specific projects - Residential, Commercial and Mixed use, etc. for various clients
- Will be responsible for operations management and client deliverables and coordination.
- Basic understanding of building approval processes and applicable building regulation
- Knowledge on various approvals required for residential, commercial, industrial, township projects
- Ability to review construction drawings Civil, MEP, Finishing
- To prepare / track Construction schedules on Microsoft Projects / primavera
- Knowledge of Construction budgets / Construction contract / bill system/ construction material reconciliation/ Material procurement process.

- Construction execution knowledge
- Good communication and analytical skills, report writing capabilities and MS office suite and MS Projects, AutoCAD, etc. will be an advantage.
- 2+ years of work experience in the field of real estate/ construction/ monitoring/ asset mgmt./ risk advisory
- Education background - bachelors in civil engineering / construction management PLUS Post graduation in construction management (preference is from NICMAR or similar colleges)

Scope of work:
The Service Desk role would be responsible for front ending and receiving all the enquiries from vendors or employees and channelizing and directing them to the right team within BSC. He/ She would need to ensure that overall delivery of services meets or exceeds agreed KPIs and SLAs defined between Operating Companies and BSC and is within a strong internal control framework.
Responsibilities:
- Receiving queries from vendors and employees and accordingly resolving it themselves or routing it to the right person in the AP team for resolution. Queries may be related to all the three areas (AP, Payments Processing, Times & Expenses)
- Ensure that overall delivery of services to Opcos meets or exceeds agreed KPIs and SLAs defined between Operating Companies and BSC and is within a strong internal control framework.
- Collaborate with the Service Management team to understand and effectively implement SLA.
- Ensure that Internal Customer and Supplier issues are dealt with in accordance with the escalation process and push back where this is not the case;

Financial Closing
• Collaborate with various user departments (such as Business Finance, Sales, AP AR, etc.) to gather financial data and ensure the accuracy and completeness of entries during preparation for month-end, quarter-end, and year-end close.
• Provide support in terms of reconciliations of accounts, investigate discrepancies, & ensure appropriate adjustments are made.
• Prepare and post journal entries in SAP after ensuring sufficient and appropriate supporting documentation.
• Assist in the review of ledger balances and preparation of audit schedules to support balances reflecting in financial statements, to ensure compliance with accounting standards and company policies. Ensure necessary actions are taken against aged / non-moving items per the schedule.
• Work closely with local finance teams to gather necessary data and explanations and ensure consistent accounting and reporting, providing support during adjustments, and reconciliations.
Fixed Asset and Inter Company accounting
• Ensure the creation and assignment of AUC in accordance with the CAPEX requests that have been approved
• Review the Capital Work in Progress (CWIP) balances regularly and ensure timely and accurate capitalization of projects that have reached their completion or are due for capitalization
• Ensuring timely depreciation runs to maintain accurate financial records
• Prepare reconciliations consistent with the Trial balance
• Review and process intercompany invoices, receipts & payments while maintaining proper documentation.

What You Need to Succeed
Technical Skills:
- • Proficiency in using SAP. Familiarity with other SAP modules is a plus

- Familiarity with financial consolidation tools and software to manage intercompany transactions, eliminations, and reporting across entities.
