Role Description

This is a full-time role for a Architect (Senior or Junior) at Toughcons Nirman Pvt. Ltd. The Junior Architect will be responsible for architectural design, municipal drawings, massing, 3d renders, design & project co-ordination and ensuring seamless execution of construction projects in Mumbai. The ideal candidate should have experience in working with Architect/ PMC with knowledge of society redevelopment, knowledge of redevelopment related procedures and processes, and experience in working with Microsoft word, excel, power point, adobe, massing in Sketchup, etc.

Job Description

1. Planning & Designing in Auto Cad, Preparing municipal drawings

2. Measurement of flat areas from BMC approved plans & redrawing in Auto Cad

3. Preparation of Project Reports / Feasibility Reports in collaboration with the architectural team/ CEO/ MD

4. Presentations of Plans & feasibilities to Society/ Clients.

5. Reporting on Progress of project

6. Experience in Reading Property Documents / Land records etc. required in redevelopment

7. Basic Understanding of Legal Documents / Title Documents etc.

8. Preparing & Finalizing Project Tender & BOQ.

Primary Responsibilities:

• Preparation of option sheets along with area and layout details based on the client’s inquiry.
• Independently handling the preliminary client site inspections.
• Make municipal, working, and interior drawings, doing CAD conversions & handling sites.
• Client co-ordination & practicing joint measurements of sites.
• Office test fitout layouts & coordination with internal PM/Ops team and client’s architect.
• Preparation and maintaining area statements and Lease Outline Document (LODs) of all the units of the assets.
• Making real-time changes on the plans of various units to arrive at plausible solutions from unit’s divisibility, amalgamation, and expansion standpoint.
• Provide the best possible solutions to the customers related to layout design.
• Monitoring sites to highlight the details in the most meticulous fashion.
• Preparation of detailed design and service drawings & documents as per local & preferably even international standards.
• Preparation of architectural drawing for approval and construction using AutoCAD.
• Coordinating with the specialists for mechanical/ electrical & structural drawings.
• Adherence to the CAD manual & Quality manual and procedures.
• Deliver the role in alignment with the Environmental, Social, and Governance (ESG) framework, including Health and Safety (EHS).

Job Profile

Essential Requirements

Proficiency in BIM (Revit) is a must have- Should have taken a project from concept to completion on BIM.

• Passionate, delivery focused and highly driven, positive thinker, flexible, patient and methodical.
• Should demonstrate strong architectural understanding for all project stages including concept design, design development, and construction stages.
• Should demonstrate ability to Plan and Prioritize assigned tasks, for self and team members, and create smaller goals in alignment with the larger organisation level goal and timelines. • Has a very good understanding of the Approval Cycle in India, building regulations and codes, Zoning norms etc and is able to effectively lead the Approval Drawings stage for team in co-ordination with clients, Liaison teams and Statutory Authorities.
• Should have led a team of 2 or more architects for a reasonable tenure in their professional career.
• Is proficient at best construction management practice- proactively responding to site queries, RFIs, reviewing shop drawings and regular site visits for unhindered construction.

• Is proficient with a multitude of design and presentation softwares apart from BIM and CAD: Photoshop, Illustrator, Sketchup, Procreate, Rhino, Morpholio Trace etc.
• Is proficient with the MS Office Suite, especially MS Excel.
• Should demonstrate excellent verbal and written communication skills.
